I know this is a real estate question, but wanted to post it here in NY because I want local answers; not answers from someone in Mississippi, or Arkansas were the information may be different.


Hubbie and I are selling our present home in order to downsize. We've been looking at existing stick-built homes (which we have now) on-line, but really do not see anything we like.


One day during the past summer, while out for a ride, we stopped and looked at some modular homes....wow. They were very nice.


So my question...if we bought a piece of land, and put a modular on it, how would the taxes be on that home? We never wanted to buy a new home (stick-built) because the property taxes on new homes are VERY high.


Although, a modular is considered a "regular" house, unlike a "double-wide", would it be taxed like a stick-built house?


We don't want to buy a nice piece of land, and a modular, then have our taxes be $10-12K, in which then we would have to sell because we couldn't pay the taxes on it. High taxes are what we want to get away from. We are considering approx. a 1 acre lot and a house form 1000sf to maybe 15-1600 sf.


Also, is the well, septic system, hook up to electric, foundation, etc included in the price of the house? or is all that extra?

anywhere from Saratoga Springs/ Wilton down the rt 9 corridor to Latham, or anywhere on rt 7 from Duanesburg to Cobleskill. Or the rt 20 /western ave area of Guilderland. Or possibly Greenwich in Washington Cty.

A modular home is taxed pretty much like a regular home. It depends an assessed value. Site prep is the same for a stick built home. The contractor will quote you a price that should include everything. Washington county taxes are fairly high.

Montgomery county New York which is near Cobleskill, minutes from I88 has very low taxes

I live in Charleston New York, have 2 1/2 acres , a horse barn a couple of big garages and a home on it

my taxes are less then 700 dollars a year combined, but where I live they do not do all that much for you

no trash pick, no city water,no city gas, OK snow removal. schools are good and property is cheap
