Hi everyone,



Me and my family are thinking of relocating from central NJ to northern NY. My husband works in NYC and we believe he could find similar work in Albany.



We have a camp in Lewis County, NY and love the rural feel of the area, but it's a bit too far north for our full time residence. NJ is becoming so over developed and expensive. We hope to find a farm in NY, and have been looking a bit, but can't seem to get a good feel for the different towns within an hour commuting distance to Albany. Right now in NJ we are in a desirable, safe town with good schools. I am looking for something similar but more rural.



I'm hoping that someone can point me in the right direction of some towns to look further into. We are looking for 50-100 acres (with or without a home) in a rural area that is supportive of agriculture but not too far from basic shopping needs.



At this point, I would be grateful for a recommendation of a good realtor that can help guide us in our decisions. I have yet to find one who is very helpful in guiding us in the right direction.

Just to be clear, are you looking into rural areas near Albany or actually northern NY?

Also, what kind of work would he be looking for? I ask because that could help others offer some suggesting in the area or even other parts of Upstate NY. For instance, Lewis County actually has some of the lowest property tax rates in the state at about 1.7% and depending on where you live in that county(let's say the South Lewis SD) and the type of employment, you may be able to work in Utica or Rome and live in that county. Same goes with say northern Lewis in the Carthage or even Copenhagen SD's and working in/near Watertown or Fort Drum. So, that may be something to think about.

Sorry for the confusion. We are looking in rural areas near Albany.



He works in the construction field, overseeing and managing the construction or re-development of large buildings in NYC. we originally began looking in Orange County NY area, but quickly realized it is on its way to becoming overdeveloped as well.



We talked about Lewis County, but it's a bit too remote for my mother who is coming with us and a career change would have to happen for my husband.



We looked at some houses/land in Pattersonsville and Amsterdam. I am realizing that these towns are so diverse with both old farmhomes and newer colonials, so it is hard to get a good feel for the culture of each area. But ultimately we do want a safe area, good schools, farmland and relatively close (20 minutes or so) to a grocery store and some shopping. We also do like the idea of being closer to the thruway.

Given that you mentioned land, rural parts of the Voorheesville SD come to mind. https://www.realtor.com/realestatean...s-ranches,land

It is a very good SD and the village of Voorheesville has a Hannaford Supermarket. https://www.voorheesville.org/site/d...=1852&PageID=1

Within an hour commute to Albany gives you a lot of option. Agriculture friendly communities where you'll get the most bang for your buck are:

Amsterdam
Fonda
Fultonville
Johnstown
Gloversville
Broadalbin
Hagaman (outside Amsterdam)

I think the best place for you would be just across the Mohawk River past Amsterdam's Southside. Very rural but still very close to shopping/dining in Amsterdam and a reasonable commute to Albany that should be right under an hour. Lots of people make the commute.

We love getting apple cider and cider donuts from a farm out that way.

Only thing that sucks is Amsterdam's public schools, but it's not nearly as bad as Gloversville.

You could always check out Canajoharie too which is past Fonda but I think that may be a bit too far. Again, I know of some people who make that commute however. It's 45 minutes to Utica as well, if you were by chance able to get employment there. Not sure if that's on your radar.

I'd rather be in Albany than Utica, however.

A similar community also in Albany County is the Ravens-Coeymans-Selkirk SD south of Albany. There are a couple of properties in the district that fit what you are looking for: https://www.realtor.com/realestatean...s-ranches,land

Ravena has some stores that fulfill some basic needs as well. It is also close to interstate highway access and isn’t too far from train/rail access.

I would look in Columbia county - if schools are a priority, focus on the northern and southern ends of the county. Chatham has a number of homes on large lots, although they tend to be in the 25 acre range which may be too small for you.
