Hello All

Me and wife are planning to move to Clifton Park for job from Nashville, TN.

Which would be a good and reasonable place to stay? I have never lived in Albany and surrounding area. I did some research online and it seems to be an expensive place in terms of property tax and rentals if I compare it to Nashville, TN.

I am looking for recommendations for the places/counties (with low property taxes) that I can live in. Eventually we will be buying a house and my threshold for that is around 300K - 400K where there are good schools, reasonable property taxes and drivable to Clifton Park (not more than 30 mins preferably).

This is my starting point and just trying to explore options.
Any help would be greatly appreciated.

My condolences.

You should seriously check and make sure that's still your budget after you factor in the property taxes. 30 minutes from Clifton Park is a pretty good radius though.

Shen High in Clifton Park is a good school, it's just larger than most in the area.

If I were you I'd check out Scotia. It's like 15-20 mins from Clifton Park and is known to be a family-friendly area. Walkable and convenient to many places in the Capital Region. Decent schools over that way as well. Your budget will go further there than in CP.

I am expecting it to be a decent school area so that it is easier to resell the house, lower property taxes and last but not the least it should be a family friendly area.

You are actually right that if I factor in those huge property taxes, my budget actually goes down a bit.

So, about Scotia, you mean that I will be able to buy houses for less?

Is there a decent place somewhere around Albany? I would like to keep options open for my wife to find a job around Albany.

Yeah Scotia is a bit cheaper than CP. Even if your max budget is only $300K, you still have a decent number of options. Expect to pay upwards of $8K to $10K for property taxes.

If your wife is looking for employment in Albany, Latham or Colonie may be better options for you. Latham is more upscale. Colonie isn't terrible and you'll get more bang for your buck.

The areas near Sand Creek Rd. and Osbourne Rd. are areas I've lived in and enjoyed.

I am not sure how Cohoes Public Schools are, but that would be another area where taxes won't be as bad and you'll be able to find a nice house in your budget. Easy commute to both Albany and Clifton Park.

Good luck with the move! Also, when buying or renting up here, make sure the heating systems are updated. Last thing you want is to be stuck with a house that's got an outdated, inefficient system. Your winter utility bills will go through the roof.

Hopefully in a few weeks the weather won't be in the 20s and 30s like it is today. Also, I'm not sure what route you're taking to get here, but bring some cash for the tolls. The northeast seems to love them.

I noticed in your other posts in other threads that you mentioned that your family is of an Indian background and Menands actually has a relatively high Indian population, while being likely the most diverse suburban district in Upstate NY. It is just north of Albany/west of Troy and is still a reasonable drive to Clifton Park. Where I got the Indian percentage information from: http://www.usa.com/rank/new-york-sta...lst=NY&yr=9000

It is also a district that goes only up to 8th grade, but you have options of going to Shaker High(North Colonie SD), Colonie High(South Colonie SD), Watervliet High, Heatly High(Green Island SD) and Tech Valley Charter High for high school. Shaker has the highest regard out of the “regular” public HS’s, with essentially the order posted is the rank in terms of reputation and results.

Ballston Spa is adjacent to Clifton Park in terms of school districts and is literally several minutes from Saratoga Springs, while being more affordable. It also has a walkable village and access to a small city with more to do. You can also avoid tolls to Clifton Park, but if you need to get to Albany, you are likely taking I-87 and that means tolls. However, if you find employment say at GE or KAPL in Niskayuna, you would avoid tolls.
