It looks this there is an issue with the increase of short term rentals popping up in the suburban town next to Albany. This is likely an aspect that plays into the recent increase of home sales, along with the actions of some investors.

But as these services continue to grow in popularity among travelers and those who rent space to them, grievances among neighboring residents have also risen, including in the suburb of Colonie.
As more of these rentals have cropped up in the suburb, home to Siena College and about a 10-minute drive from downtown Albany, some residents have grown frustrated with changes they say the rentals have made to the character of their neighborhoods where everyone usually knows one another.
“We’re all concerned because it’s just different people every day,” said one resident of a neighborhood bordering the Northway, who asked the Times Union not to use her name.
The resident was one of two who spoke to a reporter and asked to remain anonymous. They live near such rentals and shared numerous grievances circulating in their neighborhoods, including safety concerns about strangers rotating in and out of the houses, increased traffic and loud music. The safety concerns were dominant, with many young children and single elderly people living in the neighborhoods. At least one formal complaint has been submitted to the town, the residents said.
Airbnb said in an email that it does not know the official number of listings in Colonie, but a Times Union analysis found at least a dozen listings in the town on Airbnb and VRBO, another online short-term rental service. A few of the listings were brand new."

I'm also wondering if there are other suburban towns in the area that have seen an increase in properties being used as short term rentals? I was listening to a national radio show where a caller from Atlanta mentioned that this was going on in his neighborhood in that area. So, perhaps this is something that is playing into the national increase in home prices.
