home buying questions (Saratoga Springs, Wilton, Springs: new home, water heater, utilities)

Hi, everyone. I've benefited so much from these forums, I'm hoping you can help me out again.....

We will be purchasing a home in the capitol district (likely in the Saratoga Springs area) sometime in the next few months. A couple of questions:

Are there any particular things we should be aware of in terms of purchasing homes in that area? For instance, in Austin where we live now, buyers are very aware that some parts of town are very susceptible to foundation issues and/or termites. Therefore, buyers really look into those things before a purchase. Any regional issues we should keep in mind for the capitol area?

Also, and I realize this question may seen really naieve, but many of the older homes I've looked at (online) in the area are listed for far less per square foot than the newer homes. Can anyone tell me why? Is it because they are more expensive in terms of upkeep and utilities? An older home is a very attractive option to us, but we don't want to just into something and regret it later.

Many older homes in the area if they haven't been upgraded can be a money pit as your expenses will be higher. For example, heat in the winter will be higher if the home has older windows, less insulation; kitchen upgrading is costly and many older homes have old wiring and electrical.

Something you might consider is a full house generator. Last year we lost power for 4-5 days. We are on well water and also had a tankless water heater installed, which reduces are costs about 50%.

There are reasonably priced homes in Wilton, Northunderland, Moreau, Schuylerville. I suggested a development to another poster (Brampton Woods in Northunderland). Very reasonably priced homes and Mike Waldron is a meticulous and honest builder. He has done work for us.

Ellwood made good points about electrical issues and energy efficiency of older homes.

When looking at an older home in a relatively humid area such as Upstate NY, make sure you pay attention to any water damage that could lead to mold or rotten wood. Inspect the basement or crawlspace and make sure everything looks sound. Also with the harsher winters, there's a lot of freezing and thawing which can wreak havoc on foundations, brick work, stone work, concrete, etc...

I prefer old homes. They always feel more like a home unless you find a new home that has higher end finishes. Saratoga Springs has many beautiful older homes and if you look hard enough, you might find one that's been updated with new electrical, heating, plumbing, insulation (attic, walls, floors), and windows.

However, there always seems to be something to work on or fix in an older home, even if it's been renovated. Also, some "renovations" are bad cob jobs that will haunt you.
