We went with Homestate Mortgage, but it was with their Valley office. Still, they were GREAT to work with.

First National Bank of Alaska is who we're with. We've gotten personal service from them and can't complain about it. Our loan officer, about 6 months after we closed on our house, actually recognized us, asked how we were settling in and was just so nice! It was surprising.

Make sure you get a rate below 4% because thats the national going rate right now, if its 4% or higher they are ripping you off. I would wait until this comming spring to buy anything, Alaska is starting to catch up with the lower 48 for real estate prices. People are still keeping their asking prices high but they are slowly not selling as well. I am looking for a nice piece of air strip property (2000 ft run way) but I am waiting for the prices to fall into the low 5 figure range, some of them already are but they are for 1000 and 1500 ft run ways, this comming spring they will be lower.

I wish I had not got into this condo I am in now but I dont think I will loose to much on it because I got a smokin deal when I did buy it so I should break even and its on lower hill side. Alaska is always about 2-3 years behind the lower 48 and the economic melt down started right around mid 2008. South anch and hill side homes will likely remain high but most other property espeically out in the valley will drop like a rock.

You have to be shrewd right now because everyone is still trying to recover their investment costs when the property was never really worth that much to start with.... not even close. I was looking at old t hangars at birch wood for 85k which is out of sight, I am hoping to see thoes drop to 20-30k by next spring, I am working with a realitor that is giving me updates on prices of properties and he wont even sell someones land if they want 2006 prices for it because its a waste of everyones time.
