I am looking at some parcels near Williams and Ash Fork. I have a question about the value of parcel. Assume everything else is the same, is a piece of land with some rolling (won't impact accessibility) more or less valuable than an absolutely flat land? Personally I prefer some variation in landscape.

Depends on the intended use. I'd say the flat land would be less desirable if it's for a home; placing a house atop the "mountain" would allow for long-distance views, which most people will pay more for (sunrise/sunset views, if nothing else). JMO.

generally for residential use, elevation and views are a giant positive factor in property value. Now if you plan to farm the land, maybe not.

Beware of flood areas in flat lands that will have a very negative impact on value since flood insurance has skyrocketed.

I agree that a hill is a great thing especially South of Ashfork where the lower (flat) sections tend to flood.

Have you researched the water situation in the area? Very likely you'll be hauling your water or having it delivered.

I don't like hauling water. I am thinking of building a water-collection system. I believe real off-grid life should be like you don't need to leave your land to survive. You have power, water, sewage. You can bath under the sun or gaze the star at night. You can also watch NFL in your couch. We should import some cheap rain-water collection systems and solar panels from China. They have surplus of products, but not nice land in Arizona!

The land I bought is intersting, part of it is elevated, and part is near a big pond with a lot of weeds on it. The view from the elevated area is fantastic! It overlooks the land and the cone-shaped peak on south side of I-40 to west. The land is heavily-wooded. I like it very much. The only thing bothers me is the black rocks covering the elevated area. There are black soil looks like of volcano dust nature. I don't know if there will be perc issue. Any comments my friends?

To my opinion land in flood zone is only good for agriculture, maybe cattles.

If it doesn't perc there are alternative systems to deal with that. Of course they are expensive compared to the traditional systems.
Personally, if it didn't perc I'd move on.
Curious to know how many K are you planning for your solar?

I am thinking of and off-grid 2KW system + battery, and a solar heating system to keep the house warm and supply hot water.
