While between houses, I have found landlords willing to accept a 1 month early termination fee in the lease. Leave when I want with 30 days notice and pay a extra month. You have an out and the landlord basically has 60 days to get a new tenent. If you have been there a while they may even let you go month to month when your current lease expires.

I came to this site because I'm looking for the AZ Statute that says a landlord must let you out of your lease when you are purchasing a home, however, negotiating how much money they want in case there was an upfront discount. Obviously all of you on here are not legals and I believe you are guessing. I used to know this statute several years ago when I was a mobile home dealer. Several different buyers that were renting needed to get out of their lease. With a letter and the ARS #, I was able to get them out of their lease so they could move into their home without any problems. This was not just for mobile home buyers either. If there is anyone out there that actually isn't guessing, I'd love to hear from you.

avoid them and just look at your rental agreement

my wife & I used them a few years ago when we did the same move - we figured we could have a legit out with some mold issues in the bathroom and a history of teenages vandalized and using drugs in the ramada that our apartment overlooked (which we complained about and called the police on)

followed all the steps with AZ Tenant Assoc and then a couple months down the line received a notice from a lawyer for the complex warning about potential suit

we spoke to AZ Tenants who were of no help (basically said go talk to a lawyer) - the lawyer pretty much told us we could try to draw it out and hope that the agency goes away or that whoever they use as their collection rep isn't that serious - but it would probably mean a hit to our credit reports for 1-3 years, show open litigation on our personal records, etc

weighing everything we called our complex and negotiated a settlement with them

basically we paid 2 months rent as laid our in our rental agreement and it went away

the only thing we lost was the $$ spent to AZ Tenants Assoc

i'd definitely recommend negotiating with your landlord from the start
