An option I've considered is to buy a lot in Holiday Island and put a mobile home on it. There are lots zoned for mobile homes around $7-15K for sell. The disadvantage is that you'd have to pay association fees...I think it's around $600/year. But it's a retirement community with a lake, golf course, pool, etc.

If you do some google or craigslist searches, you can find some pretty decent second hand mobile homes at really low prices around in NWA, SW Missouri and all over Oklahoma. If you plan to buy new, Solitaire Homes have really well built mobile homes starting at around $32K (for a single-wide).

Mobile home? There are high dollar mobile homes that cost as much as a constructed house, but my fear is that they are "tornado food". And it makes no difference how well they are anchored.

You can put a mobile home on a permanent foundation and, if it's one that has been built well, it will stand up as well as a stick built house in a tornado. But yes, I would definitely have a tornado shelter too. I will admit when there was a bunch of tornadoes through Oklahoma recently, I quickly changed my mind about buying a mobile home. lol But one reason is because I would not be able to afford a permanent foundation.

Away from Little Rock, NWA, touristy, and retirement towns. Most of the rest is pretty cheap. Of course newer houses won't be so affordable. Not picky mostly means trailer or older home.

My son just checked the MLS for the area in and around Rogers for a house for a friend at 60K and under and found something like 40 of them. They would mostly be just small places in a subdivision.

Believe me, anything in that price range near Rogers isn't someplace most would want to live. There are some really nice areas in Rogers, most of Rogers for that matter, but there are a lot of sub par housing as well. And something most of us in NWA choose to overlook is a gang problem, where is it? A lot in Rogers. I am not saying it is like large metro cities, but it is there. I would not even look at something in that price range if thinking about NWA. The idea of maybe Holiday Island is a better one. Even then, for under $50,000 you are not going to get much. The pictures of the homes look great, but when you see the neighborhoods, it is different. You especially want to be careful if you are going to live in the home only a few months a year, a vacant house in a low income area says, come and break in. I am all yours.

Very seriously, Cherokee Village is a good place to look. The amenities are great and good folks. 50,000 is doable if you pick your nieghborhood carefully -- away from the rentals. Take care looking and you can really score.

They just want to be here for the winter.....

We don't get many tornadoes November-March, and if we do it is a weak one.
