Hi Arkansas: I was wondering if anyone knows about Hot Springs National Park area. There was a home we were interested on Kansas Street. Anyone know about the area? Is it safe?

I might be able to help. I live here.

Probably on the north side of town. My general impression is not altogether favorable but would need more info. As a rule of thumb you want to look south of the 70 bypass. But there are some homes just north of that in senior sub-divisions that are quite nice.

You really can't guess about these things. If you rely on the internet to give you information you will likely get the most favorable photos and write-ups. More relevant would be the price range. And look at the age of the home and the price per square foot.

Check Realtor, Trulia and Zillow for some ideas. Distill down the real deals from the rotten apples. Figure at least $80-85 square foot minimum for a nice home. You'll need at least two bedrooms and two full baths. I would rule out anything else.

I would say $125K would be the least you will find something nice. If you have deep pockets then get something along Lake Hamilton for about $5 million. You can have your own boat dock then. I'm close to that but not on the lake. And I didn't spend $5 million either.

Unless there are two Kansas Streets in Hot Springs, a quick look at google street view will tell them a lot.

Kansas Street is a short, two block long street, on the far east side of town across Hiway 70 south of Gulpha Gorge. There are several industrial buildings in the area and a trailer park on the east side of the street. I, personally, would not choose to live in that area. If you will post the house number I can give you more specific info.

I lived in Hot Springs four years (moved back to Fort Smith this summer). I would highly recommend that you do not live in that area.
