Can anyone tell me what the annual POA (property owners association fees) are for a home (estimate 2300 sq. ft) in Hot Springs Village?

What would the POA fees be on just owning a lot?

I can't find this info anywhere, when I look at real estate sites - none of the homes for sale show the annual assessment fees. Would appreciate some input from homeowners.

$36 a month, per lot. House on it or not, price is the same.

Wow! That's pretty cheap, compared to Fairfield Bay. Wonder why it is so much more in FFB?

ours in Bella Vista are only $24 a month and $16 for vacant lots. However we are also a city now, have been for about 6 years, so we have some city taxes as well. Right now there is an attempt to raise our POA dues, I understand, but many are fighting it tooth and nail.

The POA monthly assessment in HSV needs to be at least $50 per month. The increase to $36.69 is not enough to cover necessary expenses but people here will fight it also but let the streets and God forbid, the golf courses, fall into disrepair and guess who are the first to complain.

Fairfield Bay's fees & assessments:

Fees, Assessments: Monthly Quarterly Semi-annual Yearly

Regular Dues: $40.00 $120.00 $240.00 $480.00
Road Maintenance: $6.00 $18.00 $36.00 $72.00
Sewer: $46.00 $138.00 $276.00 $552.00
Garbage: $10.00 $30.00 $60.00 $120.00
State Sales Tax: $0.95 $2.85 $5.70 $11.40

Total: $102.95 $308.85 $617.70 $1235.40

Vacant lots are billed for dues and road fees only.
The sewer and garbage fees only apply if there is a structure on the property.


That would add a significant amount (as far as my pocketbook goes, anyway) to the house payment on those cute little inexpensive houses! And as far as I can tell, from the (admittedly outdated) google street view pictures, the roads can be in pretty bad shape in some places.

(Tried to straighten up the fee chart, but it wouldn't save it.)

Are there monthly fees or taxes for HSV that aren't apparent? I mean, community specific; we all expect to pat water, sewage, trash pick-up. Is HSV a city with additional taxes added to property taxes? Thanks!

No, there is nothing required other than the monthly assessment.

FYI, the water/sewer/garbage/ambulance is about $56/month (total).

For new home construction:
$1500.00 Public Works Fee
420.00 Water
470.00 Sewer
630.00 Electrical (Garland & Saline County)
50.00 Water Meter Deposit
4000.00 Sewer Mixer Tank / Pump (Estimated Cost)
7070.00 Total Fees
