Another place that might be of interest is Calico Rock. While Calico Rock still exists today, there is an old part that has been abandoned for years.

It is beautiful with opportunity. It has a barber shop, the jail (which I would tear down), the theater, railroad, a stream. It looks depressing now but it can be better.

How is the weather year round around those ghost towns? I am guessing that it snows a few times per year and the summers get sweltering, but overall it is decent tolerable weather?

If I rebuilt it I would want all brick buildings with deep foundations so if it ever became a ghost town again, what would remain is still a solid starting point. You cannot beat brick buildings and stone foundations.

These old ghost towns must have water wells too.

Graysonia is one I went to back in 2015 and 2011. It's absolutely in the middle of nowhere- about 20 miles west of the Arkadelphia exit off I-30, nothing but dirt roads and trees...it's very secluded, no structures or houses (just cemeteries...) and no cell service. Those dirt roads are rough, real rough, and getting very overgrown...but it's out there. Highly recommend if you have a vehicle that can get through some rough roads and large mudholes.
