For those who are looking for rooms to rent in SG, please be more careful.
Make sure you iron out all the owner’s house rules, Do’s & Don’ts etc in a black and white agreement between two parties.
Especially rooms rental via recommendation by friends, relatives or colleagues. As most of the time people may overlook the so called “trust”

Would like to share a case that I heard from a friend lately pertaining the room rental experience his acquaintance been through.
This unit is located in Punggol area block 118, owned by a Chinese couple. Via friend’s recommendation, my friend’s acquaintance (female) decided to rent the rooms from this couple. Couple occupied master bedroom while letting out the common rooms.

No black and white agreement been created.
However tenant initiated a session to discuss with the couple owner on the house rules, Do’s and Don’ts prior minimize any misunderstanding and conflicts.
The owner couple only mentioned 3 things
a. payment of rental at the beginning of the month
b no guests is allowed into the house.
c Light cooking is allowed.
Seems like a very easy going couple and things went pretty well in the discussion, deposit of rental was also settled at the moment.

But nightmares started to hit the female tenant on the 1st day they moved in. Unexpected rules/practices and incidents started to surfaced, all in all differs significantly from what been agreed earlier.

As if like painting a nice and peaceful picture to get the tenant moved in and then changed the whole peaceful scenario into nightmare.

Ridiculous new rules/act by owner after tenant moved in.
1.No cooking is allowed, boiling of water also not allowed. Hence no drinking water available, tenants have to buy mineral/drinking water.
2 Washing is allowed but drying of clothes should be inside the room.
3.Tenant has to write down her where-about on a white board placed inside the storeroom. No reason being given why tenant should update this kind of information to owner.
4.Owner started latching the entrance door at night without notifying tenant until one fine day. Tenant touched down middle of the night from business trip, fail to enter the house; been locked out as owner just latch the door as and when they like.
5.Owner told tenant that this house belongs to them, only renting room. NOT Sharing house. Tenant has to follow whatever instruction or rules by owner[
6.Owner frequently invites guests into the house. Guests will squeeze and stay overnight with owner at the master bedroom or living room. Some of the guest will walk around topless in the living room and dirty the common toilet. Tenant felt uncomfortable and yet have to clean up the toilet .
7. Owner as and when will enter tenant rooms without informing

All the above is too much I guess as the tenant paid rental for what been agreed.
House moving is a very troublesome process and really a hassle to everyone.
Hence just to remind fellow tenants out there be more careful when you view and iron out the rules, Do’s and Don’ts. Especially beware of this owner at punggol.

As the existing tenant had moved out but I heard they have to go through tough process as Owner started to create blames and accused them prior holding the deposit etc.
They will still scout for new tenants to take up the rooms as they require cash to financial the housing loan.

Just a sharing I came across and hope will help fellow tenants out there to minimize any unnecessary spending and effort moving in and out.
