Hi all,
I'm looking to purchase a condo soon and have seen some listings for a building called "The Belvedere" off Dutch Valley Road on Piedmont Park. Here's what I can't figure out: the same building seems to be two different developments! "The Belvedere" (the part I'm interested in) is attached to "The Lofts at Belvedere." The only difference between the two that I can figure out is that the "Lofts" are a cheaper, smaller set of units. I haven't toured the building yet, so I don't know if the two are physically connected. I'm guessing so, since they share amenities.
Anyway, does anyone know the story behind this? Any real estate agents/residents/former residents that can attest to the quality of this building, such as construction, resident mix, noise?

Great location...right at the park, and when the Beltline is finished (funding has been secured for that stretch of it), it will be amazing for residents of the Belvedere.

It is a great location just two or three blocks from Monroe.

I would think it would be really quiet, because it's a dead end street. The Belevedere is the last building on the street. It used to be. But I haven't been on that street, though, for three years.

Nope, nothing has changed. There is nothing between it and the future Beltline. A lot of the units will overlook the park extention (which they are working on now).

Thanks for the information. I didn't know if much had changed in that specific area or not.

The last night time I was on that street I was looking at some new townhomes. I just like to look. I've always had an interest in homes.

I thought these townhomes were kind of odd-looking. They were somewhat narrow and four or five stories tall.

One of the big plusses for that street is the Beltline; it would be so cool to just hop on a bike and visit some of the city's coolest neighborhoods! Zel Ya, we are actually considering those townhomes too lol. We're just thinking we might like a little more space and a garage. They are very vertical but you get a great rooftop deck with views of Midtown and the park!

It is a great area, because there's no through traffic. And you're very close to Ansley Mall for shopping. And of course Piedmont Park.

I went through those townhomes twice when they were being built. This is the first phase. As I said earlier, I just like to look at homes. It's always fun for me.

The last time I was there the concrete had been poured for the beginning of the second phase. They may have a third or fourth phase now? I don't know.

As I recall, these townhomes have an entire fourth or fifth floor rooftop deck. It's similar to the Buckhead Central Townhomes at the intersection of Roswell Road and Piedmont Road in Buckhead.

You should be able to get a good price on these townhomes on Dutch Valley Road. Some Buckhead Central townhomes are selling in the mid to upper $200s when they sold up to $450,000 or more. At least the ones with private elevators.

The Dutch Valley townhomes might be a good buy compared to the the Belvedere condos. Might? As you say, they would have lots more space. And the HOA fees should be pretty darn low. I don't think they have a pool and that really lowers the HOA fees. There should be a lot less noise.
