Hi everyone, I'm currently thinking about moving to Decatur. I preferably want a townhome, and I know of a few communities, and I just need input, because I'm a highly indecisive person. First is the Brownstones At Decatur (City Of Decatur). I understand the history of the community and how Monte Hewett built the original ones. now Pulte is finishing the community, which is making it seem more affordable. However, since there are still 8 of the original Brownstones left and they are foreclosed on, do you think they'd take an offer of 290k? (current price $379,900)., or should I just go on and get a new one from Pulte? Second is the Overlook At Clairmont; I really like this community and Pulte's home are pretty much sold out, I had planned to get one while they were still available, but I was concerned about the existing townhomes that are on the left. Now, I've realized that they are finishing up those and selling them for a price of $379k as well, so I ask the same question, would they take an offer of 290k? So, Basically my general question is....should I go make an offer on the original Brownstones?, should I go make an offer with Overlook, or should I just simply purchase one of Pulte's new Brownstones? Thanks in advance!

Make the offer; what do you have to lose? Both properties have languished on the market for a loooooong time. The Pulte townhomes have been very successful, but the original homes look like a lot more house for the $$$. They were originally on the market in the 600's, BTW.

I remember when they were 600k, I was like, that's crazy! It would be good to buy now at a cheaper price, so when the market rebounds I can resale for $500,000+! Pulte is nice, but the craftsmanship of those original ones are just out of this world. I guess they would take the offer, because Knob Hill On Church dropped the price of a 4 bedroom to $280k...so...we'll see! One more thing, do you prefer Brownstones or Clairmont??

Apples and Oranges, really...Brownstones give you better access to Decatur, Clairmont access to Emory, the big box shopping of North Druid Hills, Buckhead and I-85. You really can't lose with either, IMO.

I think I'm going to go with Brownstones because I love the look of them better, and the fact of a gated community is even better. Plus, it is very close to Downtown ATL, which is where I work! Thank you for your opinions! I really appreciate it.
