honestly i see piedmont road and cheshire bridge road as probably the next places that are most likely to see dense urban development and skyscrapers. ~10 years down the road the area will probably be a lot nicer than it is now, and it's not that bad now.

If the transportation referendum passes and the new LR line is built between Lindbergh and Emory, Cheshire Bridge could really start to see a lot of changes.

Here's what I've heard about Armand (a couple of friends have lived on the street for years). There was seldom a problem until The Heights apartments were built a few years ago. The soil displacement around the creek changed the situation on the west side of Armand Dr irrevocably (the east side of the street has no issues). Two houses have been demolished on Armand due to flooding issues. Frankly, there's no way I would buy a house on that side of the street.

Default Neighborhood Group has priorities out of order

I am a resident and a member of LMMNA (the so-called neighborhood association). From what I have seen, heard and witnessed at meetings they have a serious problem with priorities. Most of the items on the agenda are greenspace improvements, building a dog-park across from said greenspace and membership drives. As a resident here are my big issues with Lindridge Martin-Manor

Abandoned/Vacant Homes[
There are 4 vacant/boarded up homes on Cardova Drive alone. FOUR! And it is not a long street. These three homes have been vacant for years now. Rumor has it, that another one just was vacated because the owner died. 929 and 956 Cardova are the worst. June Neumark does not know how to fill out the online complaint form with the City of Atlanta, (ACCELA) and her entries never amount to any action. She needs to either quit, and give the job to someone who knows how to use a computer, or go take a training course at Atlanta City Hall.

Neglected Homes in Disrepair
The area is slowly going to all rental as older residents move out or die. The new rental tenants are not keeping up the yards or properties. Yes, the owner of 865 Cardova was recently put in jail and forced to fix his roof, but that is only because his neighbor is Marcia Cohen a close friend/lover of someone on the NPU board. Many other homes are in neglect and it is getting worse

Noise
The noise level from traffic on 85 ramps is INCREASING over the past few years. This[b] is because of semi trucks coming down 85 and lack of enforcement on part of the Ga State Patrol. They are supposed to use the 285 loop. Also, cars with mufflers missing, motorbikes and modified hot-rods are very loud and getting worse. Why were there no noise abatement/sound buffer walls put in along 85 (at the end of Cardova at the small roundabout).???? They have them all along Ga 400 north by Lenox, those brown walls buffer sound from road. Now the residents on the other side by Lindridge are complaining of the same thing, but the LMMNA group does nothing but talk about dog runs and raising membership rosters.

Water/Sewer/Sidewalks
They put in speed humps a few years ago and this only adds to the stormwater runnoff/backup problems. Water is a huge issue in this area, flooding from the creek behind Armand and also no stormwater drains on Cardova cause water to go into your driveway/house and it pools and backs up along the streets where those idiots put in speedhumps. Plus there are hardly ANY sidewalks on the Cardova/Armand side of the neighborhood. Sewer smells and gases are an issue on parts of Melante and Cardova. But again, the LMMNA is just a social group, no action on their part.
