Hello everyone, I will be moving to Atlanta on Dec 3 and working in Smyrna, I was thinking about living in Buckhead. Question, should I move into the Ovation Condo, is this a good location? I am a professional 45 year old male who will be working a lot but I do need other things to do. The rent for a furnished unit in the Ovation is $1,400 dollars or should I look for someplace else?
I appreciate any help.

What's wrong with renting a condo or townhouse in the Smyrna/Vinings area? There are plenty of "luxury" condos that probably offer more square footage and are closer to your job. Plus, you would be only 10-15 minutes from Buckhead for that scene if that is what you are looking for.

I agree... depends on where you work really. Only problem is, how married are you to your job? The major trouble with Atlanta is that you're either screwed in your commute to work, or screwed in your commute for nightlife. I'd say, if the job distance is more imporant to you, then go Smyrna/Vinings. But if you're more of a shopper, restuarant aficionado, then Buckhead is definitely the place to be.

Also, traveling on I-75 is an absolute nightmare. I would recommend avoiding working/living in that area if at all possible.

From an ROI perspective, there's no doubt that Buckhead will appreciate.

The restaurants in Buckhead are not that far from Vinings.

I am looking for real estate in Buckhead close to the shops, restaurants, nightlife, etc. What cities are considered Buckhead? I was looking for real estate there and nothing came up for Buckhead. I assume there is another name for this area???

Please advise.

I wouldn't under-estimate the amount of research developers do. If the market appears to be drying up, they usually delay or curtail developments or shorten their buildings height before they put them up. I think Cumberland is going to be a lot hotter than Buckhead in the near future, though, and the only thing holding it back is lack of a rail connection which will be probably solved in 2011 as part of the BRT or light rail along 285 to N. Springs. In Cumberland, they are starting Riverwood 200, Aker's Mill Square redevelopment, two new mid-rise towers next to Cobb Energy Centre, Overton Park II, and the improvements to the Cumberland mall and Cobb Energy Centre did a lot for the area. Also, Cumberland will probably be more affordable for quite a while and offer a scaled-down version of what Buckhead has to offer, yet probably be more live/play than the Perimeter area. What affect that will have on Buckhead remains to be seen. It may or may not hurt the Lenox area, but it will probably help the part of Buckhead where W. Paces Ferry meets Northside Dr.

I had the same problem when I first started trying to do MLS searches, except I kept getting listings for a "Buckhead" in Morgan County. LOL.......imagine my false sense of euphoria when I mistook those prices for Atlanta's Buckhead!!

I learned to use zip codes as my way of manipulating the MLS search engines. I believe Atlanta Buckhead is 30305, but double check that to a zip code map as I forgot the zip code as soon as I realized I cannot afford to live there.
