Allright guys,

You have all been very helpful as I get ready to move to Atlanta. One of the things that keeps coming up is a recommendation to check out "West Midtown."

Well, if someone can tell me anything about Rice Street... particularly 929 Rice Street NW ATLANTA, Georgia 30318 ... i'd really appreciate it!

The house has a finished basement, and some of the neighboring houses look cute on google streetview... some do not. The realtor sent me info on the neighborhood and it seems, on paper, to be a low-educated, low income area. Not exactly what I'm looking for.

It is, however, close to Georgia Tech, which I AM looking for.

Also, it would be a rental in a couple years (2 years TOPS) and i want to attract decent tennants at a decent price without waiting for months to get the place rented out.

Any help you can give would be awesome ... the home is a 1500 sq ft 2-story bungalow with finished masement. Built in 2000. Priced at about $125k with 4BR and 4BA.

The two don't go together. When you get to Tech, you'll see why. 30318 is a mean part of Atlanta.

Rice Street is in Knight Park, a nice part of West Midtown. I know a guy who just moved over there and it's pretty nice. Be wary though, because that is very close some parts that claim to be "West Midtown" but are really Bankhead or English Avenue, places you do not want to be.

Known as Knight Park/Howell Station.


I like the name Knight Park better. The neighborhood should just stick with that.

Well, it's listed on the National Register as the Howell Station Historic District, but I don't see why they can't call themselves whatever they want.

I lived on Rice street some 15 years ago and lived to tell about it lol. No really though considering proximity to Bankhead it was still a relatively quiet couple of years even back then. You should be fine. Renting it out would be easy I would think with the proximity to Tech. There is a jail at the end of the street that is rap famous. Not sure how that will affect resale, but something to consider.
