We are looking to move to the Alpharetta area and are in searching for good subdivisions. I have two young kids and really want an active community with lots of younger children. We are interested in areas that feed into the Alpharetta or Milton High Schools and would prefer a swim/tennis community. Any advice or suggestions would be appreciated! Thanks in advance!

There are lots to choose from, depending on your price range.

Our price range is between 450,000 to 550,000. Any suggestions would be appreciated. I love the size of my current neighborhood which has 177 homes. I would prefer a neighborhood that is not too much smaller.

Sure, go down 372, look left, look right, and pick one....there's something there for everyone....make sure you go down the side roads as there are some tucked away but, there's a subdivision for every taste and any budget over 400K although, you can find some real steals right now due to the economy. Even the speculators (read: realtors) couldn't swipe them all. They ARE out there....try Savannah Estates...the subdivision of the extended....look for the bad bermuda complete with dark green sprigs...can't miss them.....the longer on the "market", the better. Do not be afraid to drop "asking" prices by 30 percent. No shiite.

The homes around that 5 mile radius are "softer". Lots of DINK's who found out that with one job, that AC bill is sizeable...exceeds the cost of both SUV's. Ouch.....but, be careful, YOU will be the one footing that bill and Ga Power does not "negotiate". It is....what it is.....add gas, garbage, water, sewer, cable, phone, and some of those houses incur a $1,000 or more spend just on these "basics".

I don't think it's the cost anymore. There just aren't a lot of people who can or are willing to pay a $3,000 mortgage all in or, WANT to pay so much for the red brick house, anymore.....I think that fascination is almost over. Plenty of inventory, plenty for your money if you do your homework. The schools are good in Milton and there are new ones popping up as well. Alpharetta proper? Sounds like you might be a Windward shopper. Plenty of soft sales in there too if you look. Drive along Clubhouse and look left and right, pick your level of pain and have at it......

Schools are pretty good throughout that corridor. Just be careful what you wish for.....

I know there are a few for sale in the Brookshade subdivison. It is S/T, about the size you are used to and is currently zoned for Milton HS - I think it will be zoned for the new Bethany Bend when completed.

The community is about 12 years old with lots of young children and pretty decent sized lots - many, if not all, above 1/2 acre.
