My wife and I are in the process of relocating to Atlanta fromthe Washington DC area. We fill that our assets will transfer into a better standard of living in the Atl. In addition to relocating for lifestyle reasons, we are interested in investing in real estate. From my experience in DC, I remember and still kick myself for not investing in U Street, NE and bunch of stuff that passed. My interest is strictly areas on the westside, it feels like de jevu from trends on Zillow and actually development plans in the works. We already have a cash cow in DC but the city is saturated and requires high entry investments. For are own house in ATL we are looking at around 300k and we are not scared of so called "crime", are property in DC is a neighborhood that started so/so to being 2 blocks from the a multli-billion dollar investment. Any advice on the westside investment scene, also we are leaning towards mid term investments, renovations, 5 years of renting then sell rather than flipping but all options are possible.

There's like 3 threads a week started by people wanting to in invest in the Westside, if that tells you anything. It's still a good value proposition, but its not like it's some hidden gem. Lots of speculation, and lots of people overpaying because it's "the next thing"

I live close to this area, there are a lot of lots between Morehouse/Clark and the Mercedes Benz Stadium, My husband and I are in the process of buying a few now.

Holding and renting is the best way to go for now. There are two many rehabbers chasing too many investments right now and that's squeezing margins. If you're familiar with The Beltline in Atlanta then it's good to keep proximity to that in mind for resale and close to Marta stations. Hope that helps!

How do guys feel about the 4 bed/4ba townhouses around Knights Park and that's more a family house option near the city. Also I'm looking at a 3bd/3ba condo in Atlantic Station. Both in the low 300's. I'm looking at living close to downtown, relatively close to the marta, like a 1 mile away. Living close to the city is an imperative, no Smyrna or Decatur.

Howell Station/Knight Park is a nice community, very secluded, but also not walkable to anything (as of now.) That will change with Westside Reservoir Park.

So we made a first visit together to ATL last weekend Ive visited before but the wife was her first time. We stayed off Clairmont Rd near Brookhaven. Really nice area that we enjoyed, we found the late night drive from the Airport took about 25mins. The time was spent visiting a lot of neighborhoods, open houses and shaking palms with realtors. Lunch in the Ponce market, drinks at Phillips Mall, breakfast at the aquarium area. Visited two housing open houses, one west side and one eastside. Generally were sold, the visited confirmed that it is a great investment that would fit our lifestyle and our growth plans. My only concern is the housing market, id call it the wild wild west. In a perfect world I would have grew a brain in 2015, but if you got drive, its still plenty opportunities to be had. We'll be back in a month or so with bank pre-approval and job prospects lined up. My wife work for Benz dealership as a manager so the business card was ringing bells!

I like the area around the future Westside Park. There are a few projects planned around it already.

Excellent article on the Westside's advancement. Kudos to ABC for not having these stories fire walled. While people are very opinionated about the Westside, private meetings have been on-going for several years about how this will be the next hot spot in ATL and the amount of interest the area is drawing. Georgia Tech have also been a major stakeholders and even has an organization called Westside Community Alliance who is ran by Dean Joyce Roster who heads yes Georgia Tech Liberal Arts department. To put it simply the Westside is to about flat out blow up.
