Hey Lisa!!!

How are you guys doing? Did you get to come back and visit again? Sometimes it is definitely good to rent first and give yourselves time to find the right home.

We will probably rent for a while after we sell the house unless we are able to find something quickly.

Everything is moving along here. The kids are in school and we are just working hard and putting the finishing touches on the house before we list it.

The fiance will be out visiting 3 apartment complexes next week. Two schools - Parsons in Suwanee and Harmony in Buford - does anyone have children who attend here? If so, how do you like the faculty, activities etc. Is it diverse? Since when we do searches on homes in Suwanee there aren't many to choose from in our price range we may just focus on Buford or hopefully within 3 - 6 mo something will come available that we really like and we can decide then. I think either way, I'll like both areas. We have family in the metro ATL and they say both are good choices. If anyone is in either school district, in or around Hamilton Mill please let me know if it's diverse we're African Americans and we don't want to be in a "lily white" community. We'd like some infusion of other cultures, what they are doesn't matter but something more like the REAL makeup of America.
I don't mind the growth in Buford, the soccer moms - I'm one myself, bible thumping - it's actually good to have people who aren't afraid to say they actually believe in God these days.
And I've only heard good things about Hamilton Mill. I'm hoping to find an area in or around there when we make our purchase. Just to be clear is this one huge s/d or does it have various other ones inside it? I'd like to do some searches by s/d too.

We're laying off of the idea of finding the perfect shool - I'm finding that in GA in the 'clusters' there may be some excellent ones, good ones and then just some satisfactory ones...we'll do the visiting while we rent and weigh the options when we find a suitable home to make an offer on.

Because I'm still trying to figure the traffic thing out - Can anyone tell me - is it a long commute from Buford (near the mall) as well as Suwanee (near parsons elementary) to downton during regular work hours say leaving @ or around 7am and returning between 5:30 - 6pm or later?

I'm getting more and more new questions everyday - I do appreciate everyone's help, advice, observations etc. it all help in some way.

Do you mean to downtown Atlanta? It's pretty brutal I'd say but not as bad as if you had to go down 285 as well which is what I used to do.

Well I tried to sell immediately after moving here so I don't want to live here.
When the mkt turns around we are out of here. We go down to Midtown and Buckhead on the weekends and friends say this area is for rednecks.

There may be a little something to the "redneck" reputation of Buford, but that's changing slowly but surely. Hick-ish and redneck-ish people and things change in practically every outlying suburb in high growth metro areas.

We just relocated to Suwanee (west of Peachtree Industrial) and we absolutely love it. The schools are much better quality than most of Fulton, and the neighborhoods are well-kept, quiet and diverse. We were also told by friends that Suwanee is probably the furthest north that we should consider since it becomes kinda hit-and-miss after Sugar Hill and into Buford.

I have to agree. We were looking in Suwanee and probably should have purchased in the Collins Hill District but now I find that area too FOBBY. If I had to do this all over again I would have purchased in the Chattahoochee HS however I don't find any part of Atlanta on par with other cities I've lived in. I think the problem with most of Hamilton Mill is that the GA locals use to live in areas further down and when it got diverse moved up here. Now that this area is getting more diverse it will be interesting to see if they flee again. There also seem to be very vocal religious people, most associated with the big baptist churches in the area. Social life is church life which isn't for us. Maybe there are people like me but I have yet to find them and I'm not waiting years for the demographics to change. Also the off the boat Koreans do not associate with anyone but there own and wont associate with American born Koreans either. It's just really strange to us.

nibseygirl, Glad to hear you are coming our way. The rental market is still good with lots of inventory. If you wait to long with the mortgage thing going on you will be paying higher rents and less inventory availiable. Let me know if I can help...Bill

Hi Bill,
Thanks..I have actually located a private house for rent that is a very nice area of Snellville and when I am able(within 3-6 months) we are going to be buying a home..WITH NO MORTGAGE TG. My concern now is schools for my daughter. Snellville middle doesnt have a great rep(although they did meet all the requirements this year (not last) so if they do it in 2008 they will be taken off the NI list which is promising to me. Being it is a NI school ..choice is now and option. Now all I have to do is find out which schools are in the choice for Snellville and hope I can get her into one of them and find a car to get her there cause we would have to drive her to the choice school. Any suggestion....Lisa

My reaction. I am not the one who is hostile and rude. I do not see any self promoting in these posts. I see someone (many in this forum actually) who are trying to give useful and helpful information to people who are in need or it. I dont have an issue with you expression your opinions.
