How do you tell if a property is located in an "incorporated" or "unincorporated" area? And which area is better to purchase in? Is it by zip code, street location, answers please.

You can call the city in question and ask them about individual addresses - obviously time consuming. Better yet, order a Gwinnett county map off of Amazon or Barnes & Noble - I like the ADP maps, but Rand McNally also makes a Gwinnett map. In the ADP brand maps, the city limits are marked in yellow. Just make sure you get the latest edition, and also realize that the cities are annexing land all the time, so you may have to double check some areas. Whether or not to purchase inside or outside a city boundary depends on the city. Taxes are generally higher in the cities, but some have their own police departments, such as Suwanee, Duluth, Norcross, etc. Buford and Sugar Hill don't have their own police. Sugar Hill supposedly has their own utilities that you have to buy from them, with reporteldy higher water prices - I don't know if this is true or not. Buford has their own school system, which some people love and some don't. Otherwise, schools are run by the county.

I would think you could tell by looking at property records online and seeing if the property pays city taxes.
