I have an opportunity to buy a 3/2 house in the Green Hills subdivision of Smyrna for under $60k.

No heat or a/c, so I need to get an estimate for them, but mostly what I want to know is whether this neighborhood is a reasonable place to own a house --

Is it quiet, safe?

Are there a lot of renters vs. homeowners?

Any impressions about whether an older-but-updated house in Green Hills would be a good 5-10 year investment (or eventually, when real estate values come back up), since it is in Smyrna and seems to have good schools?

ac/heat around $5 to $6k installed..(by licensed contractor) if ducts are installed.

craigslist installers maybe around $3k for a pre-owned system

dont know answers to your other questions..

Where is it? Can you provide some street names or an intersection?

After a little Googling, I've decided that Green Hills must be in the area of the old Belmont Hills mall? Maybe just south of Windy Hill Road?

I'm way in the southern part of Smyrna (just on the southern side of the city boundary), so I don't know that area that well. Older homes, but I wouldn't think it would a terrible area. I really don't know, though.
