House Price In Duluth (Savannah, Suwanee: for sale, crimes, how much)

Hi

I was reading from someone who was given an advice that Duluth is the wealthy end. Could any one please tell me how much minimum and the maximum one can find for a good house which has four bed rooms?

Due to US postal code confusing, there is city of Duluth that has Duluth mailing address and another unincorporated part of Duluth that also has Duluth mailing address.

Unincorporated part of Duluth is Gwinnett place cid area, the old Gwinnett place mall area. It is aged mall and is in the process being revitialize (but who know when that's going to happen). There are certainly undesirable areas in Satellite road south of Pleasant Hill and east of I-85. Most crimes on that news about Duluth are coming from those areas. Most unincorporated suffer somewhat due to understaff polices and code enforce officers in the Gwinnett county. Try not to buy anything in that area.

City of Duluth itself is pretty nice in general. Currently in the news, about 2000 residents try to stop new Walmart super Center (because walmart will lower their home values). Most existing 4 bedrooms houses start around 250,000 to 500,000. There are some less but most of them are need some works. You should try to stay in the city limit.

Duluth is however next to several very expensive neighborhoods.
One is an area called Sugarloaf. That's just north of Duluth (some part of Duluth belongs to that area). Second is city of Johns Creek (West) and third is city of Berkeley Lake (South). Houses in Sugarloaf, Johns Creek and Berkeley Lake can run up to millions. So compared to those areas, Duluth is considered bargain.

Most Duluth kids either go to Duluth high or Peachtree Ridge high. Both of them have large Asian American population (25% in both schools) and sizable African american and Hispanic (about 15% each). Duluth high has higher SAT score but it seems that Peachtree Ridge high has better overall feeder schools. Parsons and Mason elementary in Peachtree ridge are among the best elementary schools in Gwinnett.

I just ran a quick search in the MLS for you of homes with 4+ bedrooms in the Duluth. There are approximately 594 houses with 4+bedrooms beginning in prices of $144,900 to those in the $1-2+ million dollar range. The houses are the lower end of the price range tend to be older, smaller homes--it just depends on what you are looking for.

Part of Duluth is also in the north Fulton county area. I hope this information is helpful to you in making your decision.

If you’re in the area, you might wish to ride along Old Peachtree Rd both to the right and left of Sugarloaf Pwy. There are many nice neighborhoods. You might try googling some of these neighborhoods to see if there are homes for sale in your price range.
