Hi All,

I posted here awhile back asking whether anyone is having luck selling their house. Well, we're not having so much luck. Here's the thing though... we have a contingency contract on a brand new townhouse that is ending in about 10 days. The townhouse is right at the top of our range, which made it so we were going to really have to pinch pennies to afford it, but we loved it. However, since then I have noticed that there are a lot of single family homes in an area that I would prefer because it was where we were going to go to in a few years, and they are more affordable for us! I can extend my contingency contract for another 90 days, but I'm thinking that I might just want to drop it. It's a buyers market right now, and there is so much inventory available that I don't forsee having a huge problem finding a house when we're ready. I would really prefer a single family home so maybe we won't have to move again in 5 or 6 years (unless we moved out of state for some reason). Anybody have any advice? Does anyone think that I would have an issue finding something else if my house finally sells, and that I should stick with the original house and extend the contingency?

Unless you're really excited about living in the town home, I'd say let it go. In this market, it may well still be there in 60-90 days when yours sells, and if not there are likely to be plenty of other options. Right now, I just don't see anything working against you if you hold off. Everything in your post sounds to me like you're really ambivalent about the town home, and that's not a great way to start off your time in a new home -- you'll find plenty of things to gripe about once you own it -- why start off with a list headed by "it's costing us more than we really wanted to spend" and followed by "we'd have preferred a detached single-family house", etc.?
