I wonder how close we are to another 2007 type situation? I will be looking to buy within the next 5 years or so.

We are no where near to 2007 conditions. I work in the Bankruptcy industry and mortgage lenders have completely revamp lending requirements and proof of income.

Not in personally Bankruptcy or the crazy outliers like the 2007 crisis. The stats are available on The Nothern District of Georgia Bankruptcy Court site.

One of the things that is unfortunate about the number of foreclosures is the amount of equity that these former homeowners gave up by not taking the right courses of action for their situation (which is often keeping their home). There's legitimate help out there too (even through the State of Georgia) that might allow owners to KEEP their homes, or sell them appropriately and take their equity with them when they go, but they don't know who can be trusted, where to go for help or refuse to ask for it.
