hey everybody, your friend adio is back!!

what are the reasons why the houses in ellenwood(below i-20 and east of i-675) are so cheap, even though they're newer and appear to be huge and in great shape (according to the pics on redfin)??

I don't think there's one specific reason. Could be a large # of foreclosures in the area or neighborhood characteristics (i.e. crime, schools, lack of amenities, etc.).

For me personally, Ellenwood is a nice area as it is not as developed as others in the near area, but the schools in both Dekalb and Clayton for the area are not that good. That is one reason of several was to why the prices are low. Lots of the older houses (pre-1990) sit on large lots, which is nice if you like some privacy. If public schools were not a factor for you at all, you might get a really good deal in the area right now. Good luck.

I would agree with SW30303 that schools in the Ellenwood area on neither the DeKalb or Clayton side of the area are that great. Plus, there is a general lack of amenities, as compared to a lot of other similar suburban areas.

Ugh, I just noticed an error in my earlier post, Ellenwood is located in 3 counties: Dekalb, Clayton and also Henry.

Also worth mentioning: Ellenwood now boasts of a few stores such as (Kroger, etc) and some fast-food chains, but generally speaking you have to drive a good 5-7+ miles out from most Ellenwood addresses in various directions or so for extensive shopping and some amenities.

im looking at areas along the north and south of panola and west panola road,fairview rd and rex road........... anvil block and stagecoach road areas as well

Foreclosures and schools pretty much keep prices low in that area. It is also in kind of a No Man's Land in terms of location. I lived next door in Rex for a couple of years and one major issue that I recall is that the Ellenwood/Rex/Stockbridge/Morrow area is a long commute from most major job centers. There were quite a few Delta Airlines and Fort Gillem folks in the area at one point, but naturally that has changed dramatically.

ikeep reading that the job centers are up north (sandy springs, roswell, alphretta,etc). is that true?? are there some in other places?
