Indeed it is.

In future, I see Alpharetta evolving into a city with it's own distinct flavor and identity apart from Atlanta, much like Bethesda, MD, White Plains, NY, Pasadena, CA or Bellevue, WA.

I can see that, but I think Bethesda's flavor and identity is very much an extension of DC's as it directly borders the district and has more of a traditional urban form and newer transit-oriented development due to having METRO rail. Gaithersburg, MD would be a better example as it is heavily developing in a New Urbanist direction and is home to some notable employers in the region; it's also a similar distance from downtown DC as Alpharetta is from downtown Atlanta. I never even really considered how similar they were until now as Atlanta's northern suburbs are most often compared to northern VA.

Yes. I'm always happy to see this kind of development in downtowns. We are gradually seeing more and more this around the region.

Possibly but I kind of have a hard time seeing Alpharetta in the light of Bellevue WA (of which has a distinct skyline apart from Seattle). Would be interesting if that came to past but I'm not sure if thats actually something we want. To me, Bellevue reminds me more of Buckhead area. Limited parking, High end companies & towers, a mall (Bellevue Square Mall.) ect..

As for Avalon, it seems suburban districts across the nation are trying to develop malls like these to lessen the need to commute to major city centers (Downtown Atlanta) for certain services, and possibly even work. These communities are also taking form in the downtown cores of suburbs... acting as secondary downtown's. To me, that reminds me more of what is happening to Alpharetta.

Yes, I can very much see this happening. It's just far enough removed from Atlanta, and most importantly is it's own job center. It seems as though many of the people that move to Alpharetta do so for a job, they in no way are trying to live in a "suburb of Atlanta" per se. It's got the room to grow, and I can see it becoming somewhat of an anchor for the south end of the N. Georgia mountains.

I have some family in Irvine, CA and I can see some similarities between the Alpharetta/Milton/Johns Creek triad and Irvine. Good schools, Very diverse with significant Asian presence and a job center of it's own.
