I would like to buy a condo in one of these ZIPs. Which area is safer and more walkable? Can anyone recommend other places to look. for single, straight, college educated professional. I would probably live in it for a while, but always need the option of renting it out. To me, buying a Lottery ticket is an investment, so yes, I am an investor and will pay cash in an HOA where the banks aren't lending resulting in the greatest discount and highest yield. Thanks in advance.

I, myself, would go with 30308, but I just like Midtown more than Buckhead. In 30308 you could be right on/next to the Beltline, Piedmont Park, Old Fourth Ward Park, direct MARTA access, not to mention the Midtown restaurant/bar/club scene depending on your preferences.

Of course, if you tend to go to more upscale restaurants and such, then Buckhead might be more your scene. Almost all of 30308 is decently walkable, while 30305 is only partially walkable.

There are parts of 30308 that I consider 'iffy', particularly the areas south of Ponce around Parkway and Boulevard. The large amount of subsidized housing there is a drag on adjacent neighborhoods. If it were me looking in Midtown, I would be more focused on 30309.

Make sure you understand the "cap" rules on rentals for each complex you look at as well as the current rental levels in each and what the waitlist is like for owners who want to rent.

30305 would probably be safer but 30308 is more walkable.

Old 4th Ward is steadily improving. The Boulevard corridor is being improved. The park is great. Buckhead just doesn't have many parks.

Wherever you decided to move, make sure you thoroughly investigate the complex's finances, as well as the reputation of the board. HOAs can be a nightmare if you get into the wrong one.

Old 4th Ward is definitely improving much faster than Boulevard. While it is improving, it's improving very slowly. The corridor has a long long way to go.

Yes, but remember 30308 includes a large area including Peachtree as far north as the Spire/Starbucks area, near the Fox theatre etc.
