not quite true or false....

It depends on where... both in-town and out of town.

We still own my great granddads old house in capital view manor. It took a huuuuuge hit in value and would be hard to sell on the market.

Most of the intown areas doing well are to the north and northeast for single family homes that have been sought after with generation Y and to some extent X taking more interest back in the city.

Suburbs too are all about location. If you are near where employers are moving in hiring lots of engineers your home will likely sell pretty well.

"Cute" 3/2's in areas like Kirkwood, East Lake, and Decatur move fast when nicely done and priced realistically. It's not uncommon to see them go under contract within 48 hours of hitting the MLS services. Unless there is some glaring deficiency with location, layout, or finishes, it seems like most don't even make it to an open house . . . one weekend of showings, and they are under contract by the next tuesday.
