Norcross and Duluth are only "sketchy" if Koreans and Mexicans scare the living poop out of you. Lets be real, both cities are safe in at least 90% of the areas and there are nice sized to huge homes in Norcross High school district close to Beaver Ruin and Pleasent Hill that are under 100k due to foreclosure and dropping values becuase of age(70s-80s homes) and over speculating but are still in safe areas with a good school district.

In Duluth, the 30097 zip code is considered more desirable than 30096, but zip codes are fairly meaningless. More important is school district.

A 4 bedroom house that is 1226 square feet?

No way that is right. I've lived in 2 bedroom apartments that are bigger than that.

I know. A year ago, you could pick up places in that development for $60k on foreclosure.

I really thought about doing it as an investment because I know the neighborhood is good. Problem is, Zillow is outdated and every time I inquired about one that I saw, it was actually pending and Zillow hadn't updated.

$110k is a lot closer to market value, so maybe the for sale listing is more reliable. People in that area really are steps away from an awesome park with river access and a new dog park.

But then you have the Spring Cove listing showing 2488 sq ft and only a 2/2 That's either one BIG master or one BIG great room !

I believe it's true, I bet they are including that unfinished basement.

Not sure the rules on that, but I'm guessing that so long as it is climate controlled you are allowed to include it.
