256 luxury apartments being built on Howell Mill and Collier Roads, north of I-75.

That surface parking needs to go.
I think its time to have a seriuos talk about rail-based transit on the Westside, along Howell Mill.

Traffic needs to be addressed before 256 residential units are dumped online (in addition to the 288 under construction up the road on Collier). Is anyone required to do feasibility and/or impact studies anymore? Or are those officials on the payroll?

I was very hopeful that the demolition of the McD's at the corner was the beginning of a much needed overhaul of that stretch between 75 and Collier, but now we're just stuck with a modern McD's and no logistical improvements.

Developments are rarely denied because of traffic concerns. This has been upheld in court and will be difficult to work around. However, denser developments lead to less traffic as a whole as people have less distance to go and are more likely to use an alternate form of transportation.

12th and Midtown began like 6-7 years ago? There are currently 3 phases already completed. 4th phase may be starting later this year or early next year. Completely changed the area and the vibrancy in Midtown skyrocketed as a result.
