SBinJuly, thank you for mentioning Tributary at New Manchester.

I went to scout it out for my parents. I've visited twice, the first visit was in daytime and I went again this week after dark to look around -- both times without an agent (don't want one right now).

It's a great-looking place! My parents have seen it online and liked the idea of garages opening to back alleys, the home styles and floor plans.

What do you think of the neighborhood for an older married couple?

They are coming to see it in about a month, but convenience to shopping was high on their wish list and I'm thinking that shopping is still too far away for them. I saw no Publix, no dry cleaner, no post office, for miles -- not even a gas station after I passed the I-20 and Thornton/Camp Creek commercial area.

Did I miss something? Where do the developers expect Tributary residents to shop?

It does have a lot of promise, but it's more of a subdivision than a community until it has the butcher, the baker, the candlestick maker.

(I dodged a deer while driving back after dark on Riverside Parkway. First time ever for me in metro Atlanta and I wasn't even all that far OTP!)

I apologize for not replying earlier! I just now made my way back to this site. My husband and I have not yet moved to Tributary, but will be there at the end of June. I can't tell you what it's like to live there - but I can tell you that I'm VERY excited about the move.

You didn't miss the shopping! There's not a lot there at the moment. From what I understand, there is a Publix a few miles away, and I'm pretty sure I saw a post office near Riverbanks. But a foot-friendly shopping area is in the works right now. I believe they have broken ground (or will be breaking ground soon) on a pre-1940s "Main Street" style commercial center with Mom-and-Pops (coffee shop, nail salon, deli, drycleaner, etc.). I think they also have plans for a neighborhood grocery store, gym and daycare facility, though that might be a year or so away.

I understand your parents not wanting to get their own agent. But I would recommend talking to a Tributary sales agent. (Molly is who we talked to - she's great!) The Tributary sales agents represent the developer, not you, so you have to remember that you're getting the "marketing pitch." But its pretty impressive - and gives you a great idea of the developer's vision.

Do I think it would be a good community for an older married couple? I do! Are they looking to downsize? If so, the Village area would be ideal. The yards are smaller - so less maintenance. The homes are closer together and geared for foot traffic - which seems safer and more neighborly than most 'burbs. Plus it's just darn cute.

My husband and I have chosen the Riverbanks area because - coming from California - we are thrilled with the prospect of having a larger house and some land. But if we were in downsizing mode, we'd definitely go to the Village.

nrgpill is obviously smoking what they are selling in East Point. This is one of the most dangerous places in the United States. Check the top 100 most dangerous places in the US on this website, I think East Point is about 35 or so. There is also a great deal of racism against white people in this area, I have lived here for 4 years now.
