Does anyone know of any "fee simple" townhome communities in the Atlanta area? I spoke with a few brokers but none had any suggestions.

There are plenty. Just have your Agent search for fee simple under the ownership tab.

Which area of Atlanta are you looking in?

George, unfortunately I've found a lot of agents don't add the correct type of ownership to their listings. I've seen it so many times that I wouldn't be comfortable doing a search solely based on the ownership information added to the listing. I wish it was more accurate. It would make things a whole lot easier!

@I am looking for something in the city or immediate surrounding metro areas.

My sister-in-law is considering retiring here and would like to purchase a townhome, but only a "fee simple" one.

There are two that I know of that are east of Atlanta:
Stratford Green - Avondale Estates
Royal Towne Park - Decatur (just outside the City of Decatur)

Not sure if these are like what you're looking for though. Both are an easy commute to Atlanta via Memorial or Dekalb Ave.

There are several in Smyrna (most built in 1980's) - I live in one.

In my neighborhood, prices are still quite depressed but the properties rent out great so there are no current sales.
