My home is 100 yrs. old and I am renting it furnished (very nicely furnished) while I travel for one year.

I have had several inquiries, but one is interested in bringing a 200 lb. dog, which I am ok with, but I am curious as to what amount of non-refundable pet deposit I should charge for a dog this size.

Any input is greatly appreciated. Thank you in advance!

I would say $10 a pound, plus a certificate of insurance. If a good sized dog gets in the mood to take out a door they can easily do it in an afternoon.

I personally would be more focused on making sure the security deposit is enough in case of any damage the dog may cause.

Nicely furnished with a 200lb dog? Does not seem like a very good idea, unless you actually know the people and the dog. You won't be around to check if they are destructive. $200 would not begin to cover the damage a dog can do to a house and furniture from a bad dog/owner. Can you refinish floors with $200? Even if it is a good dog/owner, accidents and wear will happen.

My friend rented one side of his duplex (the other side had a nice long time tennent) out to a person who had a small Boston Terrier .. the guy never walked the dog , hardly let it out to go potty, kept in the bathroom most of the time or in the Florida room .... and the dog was not "fixed". Aside from how cruel that is to the dog .....

The dog did extensive damage to the property. He ended up having to replace subfloors/flooring in bath, plus vanity and tub. Plus he had to have carpet removed in all rooms and the hardwoods refinished. He charged a $350 non refundable pet fee and an $800 deposit ... that $1150 didn't even cover it .. his costs were thousands of dollars.

Unless you know the people - very well and know their dog very well ---- I would not rent the place out to them, imo.

Oh and the Boston Terrier only weighed about 25 pounds.

$10 lb for a 200 lb dog is $2000, not $200. But even $2000 is not enough to repair a home you love. Renters insurance will usually only cover their property. You should check w/ your homeowners insurance. Sometimes there are stipulations when you rent out your home.
I would not consider a dog that size unless you know the owner as a friend. Or you can go visit them in person and see what their present home looks like. It would be hard to rent to anyone.....good luck on this.

Don't even consider it.

cover the upholstered furniture and hire someone to tend the lawn.
You'll come out money ahead.
