so I'm looking to buy a place in alpharetta and I'm hearing a lot about this new ampitheater. what do people think it will do for the real estate and the community in general?
if anyone is familiar with Chastain park area--are there any watchouts for living so close to an ampitheater/performing arts center? I'm afraid of the busy-ness or safety concerns if I live too close to the ampitheater on the wknds. it seems most people think property value in that area will go up? I'd appreciate any thoughts. I just don't know if the community in alpharetta will respond as positively as the comm. in the Chastain park area in wanting that kind of more 'city' life and activity in the currently 'quiet' community.

When the Gwinnett Arena was opened, it did not affect my property value (a couple of miles away) and I have not had any problems traveling through the area due to traffic. There is traffic prior to events, but they manage it well. Hasn't affected my life at all, other than having access to major events closer to home.

IMHO the alpharetta amphitheater will not raise property value in that area. I think it will be a nice thing to have in the area though.

Has anyone ever seen an analysis of what kind of buildings/amenities actually do raise property values? I feel like people tend to overrate the effect of a new facility on real estate values. Trying to predict appreciation is really tough.

Proximity to a large body of water (ocean) is one of the few constant variables I can think of that can have a positive effect on your property value.

Prestigious research universities can also have a dramatic effect on property values (ex: Emory)

I think that any college or university nearby can have a positive impact on property values. I live near Gwinnett Georgia College (a new 4-year Regents college) and there has been absolutely no problem selling homes in this area. Faculty and staff jump at the closest value near their place of employment.

Chastain is probably the only amphitheater that is in a true residential area. And the local HOA/civic assoc. has been iron-fist on performances there- 11pm the show is OVER!
The new theater for Alpharetta is in a predominately commercial area, just like Lakewood. So, unless you're within a couple of miles of the theater, or some band like Korn, or Metallica is playing I don't think you'll have a problem.
My understanding is, the ASO will probably be the most frequent guest.
