Hey Every One in ATL.
My Husband and I are planning on moving from D.C. Metro area down to ATL next year. I am very set on ending up in a built home community that has clubhouse, pool, play ground and that is walking distance to shops and dining. This is what we have up around here and I love it. I found a place that caught my eye, called Princeton Lake Community in ATL. The area is exactly what I am looking for, HOWEVER.....
How are the school district for that area??? I have a girl who will start elementary this year.
How is Crime in that area??? Is it as family friendly as it looks or is that an area one wants to stay out of???
If anyone could help me out on this one I would be sooooo happy
Also, if anyone out there knows any other places similar to this, wether it is in ATL or in the suburbs surrounding it (vinings, smyrna, decatur, sandy springs, and other, commute is not an issue to us) please feel free to let me know. I would be so happy for all information.

There are a few/several communities+neighborhoods in Metro Atlanta called Princeton Lake or Princeton Lakes.
Which area and which one are you talking about?

if youre talking about the one off 285 & campcreek.
avoid it. . very nice houses. but very high crime.
and lots of foreclosure fraud.
(but its only a few knuckle head kids, who keep doing the petty burglaries)

...There are two Princeton Lake Communities of note in the Atlanta metro area, one in Southwest Atlanta just outside the I-285 Perimeter near Camp Creek Marketplace at I-285 & Camp Creek Parkway, and one in unincorporated East Marietta near the busy intersection of GA Hwy 120 Roswell Road & Johnson Ferry Road in upscale East Cobb County in the very-affluent and very-powerful North Metro Atlanta suburbs.
The Princeton Lake Community in Southwest Atlanta may be within "walking distance" of Camp Creek Marketplace, but the only thing that is even remotely walkable about that area are the sidewalks that many (but most certainly not all) of the roads in the area have been built with, something that is not necessarily the most common outside of the I-285 Perimeter.
Otherwise the term "walkability" is not necessarily something that comes to mind when talking about the Princeton Lake Community/Camp Creek Marketplace area unless one is without a vehicle and is dependent upon public bus transit to get around (public transportation is something else that you will find to be somewhat lacking and not viewed very-favorably in the Atlanta area when compared to the much more transit-heavy D.C. area).
The Princeton Lakes Community in unincorporated East Marietta in upscale East Cobb County is relatively very close to a major retail/commercial cluster that is centered on the very-busy intersection of GA 120 Roswell Road & Johnson Ferry Road.
While located very-close to the major commercial cluster at the intersection of GA 120 & Johnson Ferry Road, like its Southwest Atlanta counterpart and similar namesake, the Princeton Lakes Community in East Cobb is also not even remotely near the definition of what one could call "walkable".
No matter what you have been told or read online, make no mistake, both the Princeton Lake communities (in Southwest Atlanta and in East Cobb) are first-and-foremost, overwhelmingly automobile-dominated areas where the only "walking" one sees is by the relatively few people in the area who don't have access to a personal vehicle.
I am very-familiar with both areas and I can tell you first-hand that walking is not a popular activity in either one of these areas unless one is without a vehicle, despite both of their relatively extremely-close distances to major retail/commercial clusters.

...Of the four areas you named (Vinings, Smyrna, Decatur and Sandy Springs), the incorporated City of Decatur (NOT to be confused with the much-larger unincorporated area of Central and South DeKalb County with a Decatur address) has by-far the BEST public schools and the most walkability with a compact and walkable village-like Downtown full of storefront shops and sidewalk restaurants built around a historic courthouse and a MARTA heavy rail transit station that was recently rebuilt to much better fit-in with the scale and character of the historic walkable community.
The City of Decatur is likely the closest thing there is in Metro Atlanta to a walkable historic area like Alexandria in Northern Virginia in Metropolitan D.C.
Only the walkable compact historic City of Decatur, Georgia most-likely has much-better public schools than the walkable compact historic city of Alexandria, Virginia as the Decatur City Schools system is regarded by many to be one of the best small city public school systems in the state of Georgia.
The three other areas that you named (Vinings, Smyrna and Sandy Springs) are all overall nice areas with diverse mixes of upscale detached single-family homes, attached single-family homes (Northeastern rowhouse-style townhomes) and both newer and aging multi-family housing complexes (low-rise, mid-rise and high-rise apartments and condos) where it is not uncommon for families with financial means to send their children to private schools because of the sometimes hit-and/or-miss quality of the public schools in those areas whose overall quality is affected by a very-large population of lower-income transient families and students in aging lower-cost multi-family housing.
Though far outside the I-285 Perimeter in Northern Gwinnett County near Lake Lanier, the small City of Buford has a small city school system that is highly-regarded in the Buford City Schools system.
The City of Buford is also notable, because despite its seemingly far-flung suburban location, it has the type of small, walkable village-like historic downtown with shops and restaurants that is rising in popularity that you seem to be interested in.
The small City of Buford is also notable because its small, village-like and historic downtown is home to a growing community of artists that is centered on the Tannery Row Artists' Colony.

Outside of walkability, which is often not a priority or much of a possibility if one is looking to live outside of the I-285 Perimeter, the areas with the best public schools in Metro Atlanta are:

Quality public schools can also be found in various spots in outer-suburban counties like Henry, Rockdale, Newton, Walton, Hall, Douglas and Paulding counties.

I would have thought the Camp Creek area was rock solid. Beautiful homes, good shopping and schools, an affluent population, etc.
