Yep, they are 100% spoken for and developers are waiting until the market is right.

In the meantime, though, don't discount the level of development that is currently happening. We're adding about 500-1,000 dwellings to Midtown per year right now, which will probably hold about 750-1,500 people. Maybe 1,000 people per year on average. The neighborhood has roughly 25,000 people as of 2010.

If you crunch the numbers, that's ~4% population growth per year we're looking at, which is quite fast for a neighborhood this large. By 2020, the area could have 40,000 people.

In addition, the area is adding some non-residential uses as well, and has more in the pipeline, but lately the scales have been tipped towards residential as that real estate sector has been doing better.

Midtown needs more entertainment/shopping. Maybe a movie theatre.

atlantic station has a movie theatre, but it seems so far from midtown on foot. the two neighbourhoods will probably grow together eventually, but they're going to have to do some work on the connector for that to happen successfully.

I seriously doubt Atlanta will EVER reach there... That's a LONG WAY away. That's centuries ahead of Atlanta. Atlanta may not exist by that time. Beijing has 20 million people in that area. Atlanta is lingering around 5.5 million in its metro... That's a huge difference. Atlanta would have to quadruple its metro population AND bring all of that new population into the center to see what you're talking about.

We could use a lot more density and still never reach that level. Don't worry... Beijing is not our fate.

I didn't even see this post. Over exaggerate much? Atlanta isn't even at Philly, SF, or Boston levels and their transit systems don't even come close to that. Even if Midtown was fully densified and had about 100k people living in the 1-1.5 square miles, it still wouldn't be that ridiculous.

there's also the theater by trader joes (is that area considered midtown?)

Does Midtown Atlanta have a master plan? If so, could someone post it. I wondered if the area had a master plan that is directing development because it doesn't seem like it does based on the development. The area seems to lack a plan that will facilitate the success of retail and pedestrian movement throughout the area. It's the main reason retail has failed so much around Midtown. There is no support in pedestrian movement or development cohesion to keep people patronizing retail in the neighborhood. It's sad because I believe it has been a major missed opportunity for the premiere neighborhood in Atlanta. Sure at full build out this won't be a problem, but you have to help the businesses now which are struggling for foot traffic.



It reminds me a lot of the White Flint neighborhood in the D.C. suburbs which is also being built from parking lots and the ground up. Midtown would be better suited to develop like White Flint's master planned area so all the development happens in a cohesive manner which will allow retail to sustain.

See Blueprint Midtown. This was essentially enacted into law via SPI-16 and SPI-17.
