39-story apartment tower proposed for Buckhead - Atlanta Business Chronicle A second Park Avenue tower could be coming to Buckhead. It would be basically identical to the first one.

What is the news about the ritz condo next to it? Has the building sold all of its units? The two are targeting at the same market and one can be a good indicator of the other.

There is only one unit left at the Ritz Carlton offered by the developer. It is a 3/3/1 asking $2.45M and there are 3 resales for a total of 4 listing out of 126 units in the building.

Could you please give me the update about the office part of the buiding? I saw the place looks still empty.

One of my good friends has a business there and he says the office part is pretty full.

If I were in the luxury condo market in Atlanta, this is where I would be for sure. I have a friend leasing a one bedroom unit in the building and it is exquisite. The amenities in the building are hard to beat. I was truly impressed.

As for the new building, is it going to be condos or apartments?

I saw something on a different site that said/implied condos which would be exiting. I think it was Arjay57 who posted it so maybe he will be able to answer.

I don't have any rental data on the office portion of the project.

My best guess for the second tower of Park Avenue is that they would be condos. All the Park projects have been condos (Park Place, Park Avenue and Park Regency).

Park Avenue has private garages. You or the valet still parks the car in the secured underground parking decks but a private garage has exactly that - a garage door to your private garage sitting in the middle of the underground lot. The ones that I have seen are 2 car garages with enough space to store items in it too. There is a door that you can exit out of so you can close the garage door. Also the units have "private" elevator vestibules like Aqua. You enter a specific elevator bank and the elevator stops off on your floor in your elevator vestibule.

It will be interesting to see how the new tower will differ from the first one in terms of amenities and layout.
