So why do you assume minorities cannot afford larger homes?

Any conspiracy theorist can come to the same "conclusion" you just did in this statement. Heck, I think the US flag is intentionally red, WHITE and blue, because the Revolutionary NIMBY's didn't want black folks in the Original 13. Geez.

After more dithering, I'm thinking Alpharetta instead of Canton and Cumming as there are heaps of employers (the commute would be almost zilch), the concert stadium, lots of shopping and restaurants. I know you probably get more money for your buck housewise and the taxes are lower further out...but for me the commute is a more important consideration as I'm 47 years old and also have to think about afterschool care and vacation care for my son. I think there are probably more choices regarding childcare in Alpharetta...would that be a true statement?

Is there anyone who lives there in this forum that can give me the low down on quality of life there? My main concern is safe neighborhoods and schools as I have an 11 year old going into 6th Grade and my husband will be away 9 months of year working in Australia.

Also, I know people have said the traffic is bad...is that only coming into Alpharetta or is it a pain driving within the city?

Alpharetta is a really nice suburban community with a very-high quality-of-life and excellent schools that is on the rise over the long-term.

Alpharetta is generally a very-safe community with very-low crime, though, like in any large metro area in the United States, that does not mean that one should not be vigilant at all times as one should still lock their car and house doors at ALL times with an alarm for their car and an alarm for their home (something that is the case for any and every large American metro area).

Driving almost anywhere in North Metro Atlanta (including Alpharetta and including in the city of Atlanta) can be a great challenge at times as both the road network and transit offerings are very-limited for a very-large and fast-growing metro region of over 6 million people (...basically you have a large metro region in Atlanta that has more than doubled in population over the past 2 decades from 2.9 million people in 1990 to about 6.2 million people today, but the Atlanta metro region still has much the same transportation network as when it had 2.9 million people in 1990...too many people and not enough road space to handle them at peak hours).

Forsyth County has some of the best schools in Georgia. House prices and rentals are less than those closer in to Atlanta. You should be able to find a house with the basic parameters you mentioned in Forsyth County. Lot sizes are starting to decrease, but it is still possible to find a lot of homes with a half acre yard. The people here are generally professional and upper mid level corporate types. There are also a lot of people who own their own businesses or who are engaged in home business such as stock trading or consulting. The culture is interesting. It is a very family oriented area with a lot of nice parks and many good programs for the children. There are a lot of people from Europe, Asia and South America who now call Forsyth County home so you will not feel out of place. Since Forsyth County is smaller than many of the other counties in metropolitan Atlanta, the government tends to be closer and more responsive than in other nearby counties.

On the minus side, it is growing, the traffic is heavier here than in a lot of the other areas such but still not nearly as Alpharetta, Buford or Roswell.

We've lived in Forsyth County for approximately 15 years. All things considered, I still think it is one of the best areas in metro Atlanta.
