I was looking at homes for sale in the Atlanta metro and came across quite a few homes just 10 minutes away west of downtown Atlanta... It is shocking cheap.

Anyone want to share to reason why ? Is it has to do with crimes or ???

You may have to better specify the area. "10 mins west of downtown" could actually be a lot of areas.

10 miles west would put you right at I-285. South of Cobb County and North of Cascade would put you around Hollowell Pkwy (Bankhead) which is not a very nice area of town.

I live in Northwest Atlanta, maybe not quite the area you are talking about. 10 minutes straight west of downtown? Yeah that area is not great at all. The area between Donald Lee Hollowell and I-20, west of Northside Drive, is one of the highest-crime and most depressed areas of the city.

Up in my part, things are cheap because there's simply nothing here. Closest supermarket is several miles away, only about 5-6 places to eat, etc.

drive through and you'll find out. there are some nice spots, including knight park, west midtown, whittier mill village, and riverside, but if you're talking about english avenue, "the bluff", etc.; it's rough, very rough. lots of drug trafficking, especially heroin, which is rare elsewhere, lots of abandoned homes, etc. everyone who could afford to moved out of there in the 70s through the 90s— now it's just the very poor, drug dealers, and those brave enough to become urban pioneers and try and turn the place around; we have a couple on this forum and also "able" mable johnson is one of those.

the south part of vine city is getting nicer, and west end/westview is pretty nice. there are a lot of nicer neighbourhoods on the westside that get overlooked simply because they're majority black and people are racist. but there are some pretty rough spots, especially the closer you get to bankhead highway/simpson road. if you're seeing rock bottom prices, that's probably the reason.

if you're looking for an affordable home intown, i would definitely consider ormewood park, kirkwood, reynoldstown, adair park, west end, and the old fourth ward. you've got about 3-4 years before it becomes prime real estate.

There's a nice new development in the west highlands right off of Johnson Rd. I consider that a niche area, it's close to Bankhead but just far enough away from bank head. & a few minutes to west midtown. Homes right around 225k I would love 4 bedroom in the city for that price!

There are pockets of quality neighborhoods. Collier Heights, Peyton Forest, Cascade Heights are nice areas.

I'm unsure if your referring to sandtown off of cascade rd that area is really nice right outside of 285
