I am currently looking to buy a home within the next 6 months and looking for a house near sandy springs / roswell areas.

Currently, husband is working in midtown and would like to stay close to it as possible. Possibly a commute of 30 minutes?

I am looking for 4+ bedrooms, 2+ baths, and basement. Price range of around 400k. I am not looking for a remodel. I would like to possibly move into a remodeled home with needing a few minor changes (such as paint).

Also, I would like a good school district.

If anyone could recommend a honest, reliable real estate agent, please send them my way.

If you really want to purchase in Sandy Springs, you might want to research successful agents in that area before you commit. My entire family has lived in Sandy Springs for over 25 yrs. and the down market is really effecting this area. My parents home has depreciated almost 30% in the last two years. Sandy Springs is now it's own city, but was one of the richest unincorporated towns in the country at one point. $400k will not get you new construction in this area, but you can get a smaller remodeled home at that price. The homes in the heart of Sandy Springs go for $650+, and a lot of them are over a million!

Default Real Estate agent

I have used Pat Albert (agent with Keller Williams) a couple of times, and she is fantastic. She lives in Sandy Springs, so knows the area very well. I can honestly say I wound't change A THING about the house she put us in.

Again, use an agent that is VERY familiar with the Sandy Springs area. I would suggest Sandy Springs to Dunwoody simply because of the fact that Sandy Springs is now it's own city. The Sandy Springs police department apparently is one of the most experienced departments in the state. Crime on Roswell Rd used to be terrible, until the last two years or so. Also, I think when the market comes back, Sandy Springs will bounce back very quickly!
