College Park also has a TOD, though technically MARTA wasn't involved with it:

It's really ridiculous that developers won't proceed with TOD in some of these prime locations.

If you get even one project up that's successful, you'd quickly see a tsunami of new apartments just like we had on the eastside Beltline.

If it's so ridiculous, and you think there's an obvious opportunity to make enough money to justify the project, then why don't you put together a plan and make yourself a pretty penny?

I think you can simultaneously agree that Atlanta has too much parking, and understand that it will take a gradual progression in reducing parking in new developments to get there. Without a certain amount of it, banks won't provide financing, businesses won't lease retail space, and plenty of people won't rent an apartment. Going from one space per bedroom to one space per unit an improvement in itself.

Downtown and Midtown (and maybe elsewhere in the city), should just get rid of parking lots and standalone decks.

Just have the garages built into buildings. Or ideally, under them.

Then you'd have kind of the best of both worlds. Losing all the parking without actually losing all the parking. Parking which people want and do legitimately need, as Atlanta is not and never will be New York City.

I'm too old, fourthwarden. It's up to you younger folk to take advantage of the great systeem we're bequeathing to you.

Just think about it. 2,600 prime acres within minutes of magnificent, existing heavy rail transit. Direct access to the airport and 75% of the region's major business centers. All inside the city limits, already designated for TOD, and just aching to be developed.

You won't find that in many big cities.

Stand alone decks are better. They are easier to remove than ones built into the base of buildings. Midtown and Downtown will only need a tenth of the current parking in a decade.

I am doing that. I gathered up my savings and bought a building a block away from Five Points MARTA and am now building out commercial and residential space that will have no parking and cater to transit riders.

But the problem is zoning. Downtown is one of the few areas in the city where there are no parking minimums and no oppressive density restrictions. Now that the cat is out of the bag about south downtown all the buildings are getting bought up and transformed with minimal parking added. So I'd love (and no doubt others too) to find a similar project somewhere else in the metro but there is no way I am going to buy twice the amount of land only to fill it with parking.

I really wish I had the capital, and was in a place in my life where I could be doing some proper development myself. I'm not where near that, though. Oh well.
