I am targeting a move to the northern suburbs of ATL from a state further up north. my home and school searches have led me to southern forsyth. what can you tell me about this area? in terms of:

- home price, value, value retention - are all these reasonable or even favorable over its neighbor counties?
- demographics - is diversity or race an issue at all? i read some articles about events 100 years ago and also as recent as a couple of decades ago but overall is it an ideal area for a minority family?
- not that i care too much about it, but just curious what kind of image does it have (country, up and coming, upscale, commuter, for people who don't want to pay the higher taxes in neighboring counties, etc.)?

It's also the wealthiest county in some respects.

Just depends what you're open to. Maybe just visit the area and see how you feel. I think most people will at least be publicly polite.

Home prices are generally at their highest in Forsyth in the southern portion of Forsyth. The value is high considering access to Atlanta/North Fulton/400, low property taxes, and top 5 school system in the state.

Demographics are largely white, with a large portion (proportionately to suburban Atlanta) Asian and Indian population. It seems to be ideal for those minorities. We are all human. If you wanted top notch schools, low property taxes, tons of parks and trails, easy access to a major city as well as Lake Lanier and the North Georgia Mountains, Forsyth is for you. Regardless of the color of your skin or your nationality.

The image Forsyth has is "North North Fulton" without the high taxes. Affluent, low crime, great schools, low taxes, lots of parks and trails, lake amenities, fastest growing county in the state for 20 years. Top ten nationally.

nyc2020 -

I moved to south Forsyth, a conservative area, from Midtown Atlanta, a liberal area, about five years ago. I was afraid, initially, that I would be living amongst intolerant and racist people. I was wrong. This area seems very welcoming to folks of all races and beliefs.

Upcoming suburb with great schools, upper middle class families, low crime, changing demographics. The only issue seems to be that Black population is very under respresented compared to Metro Atlanta. Minorities in South Forsyth are Indians, hispanics and Asians. If we take a census just for South Forsyth I would say white population would be around 60%, Asian and Indian population around 30%, 6% Hispanic and 4% Black. South Forsyth in general is liberal but there are pockets of good old boys in some communities and schools. I don't expect them to last in South Forsyth for very long because of the changing demographics..

I recently moved to South Forsyth (one mile from the Fulton border). I grew up in Boston and then lived Atlanta ITP for 13 years, so all liberal areas. We were originally looking at Alpharetta and the southern part of Johns Creek, but those areas are all built out and offered very little new construction housing (something my wife strongly wanted).

South Forsyth was much cheaper with lower taxes and top schools, so we ended up there. We are adjusting to the suburbs but so far enjoying it. Biggest items I miss from ITP life are our favorite restaurants and distance from the airport & city. Getting to the airport for a flight or to do a pickup is a big pain. On the flip side, my commute is much easier now as I work in Alpharetta.

I don’t care for the lack of diversity. Everyone is pretty much white or a South Indian immigrant working in IT (with some Asians mixed in). I have witnessed some redneck-on-Indian racism (once at a Pizza Hut & once at a Home Depot).

I do like that everything in the area is brand spankin’ new, from the houses to the schools to the shopping. Everything looks so new and modern. When I visit friends who live in wealthy parts of East Cobb, I always notice how old the area looks.
