Trader Joes won't happen near EAV. They won't even open one in Decatur, and I've heard from a seemingly reliable source that the company is not entirely happy with the level of business the midtown location has been doing.

Trader Joe's sucks anyways. Bunch of overpriced stuff.

It isn't just midtown. My well placed sources say they are disappointed in the Atlanta market as a whole. Of course, I think they picked some challenging locations in terms of visibility, parking etc to place their stores.

I find that hard to believe. That place seems to stay pretty consistently packed. Any source?

The source was a person commenting on the Decatur Metro blog who works in the grocery industry. What he or she said seems to make sense since Trader Joe's has made no effort to open any more stores in any of the intown neighborhoods.

Oh wow, yeah, that's a legit source for sure...

The Trader Joe's in Midtown does killer business. That's a fact. Every time I shop there, the aisles are filled with people, the checkout counters have long lines, and the parking lot is full. In what bizzaro world is that underperforming?

You have to wonder why people would drive there in a walkable area like Midtown. It's right on the Beltline and they could easily walk or bike to the store.

I'm not saying it's a legit source. I'm saying that their comments are plausible. (Whoever the commenter was is no less legit than whoever you are, by the way.) If Trader Joe's is meeting sales goals in Atlanta, why aren't there more of them? You know, it's possible to do good business and make a lot of profits but still not meet sales goals set by the corporate office.

Trader Joe's would do insane business in Decatur (read the coments on Decatur Metro sometime...they're constantly salivating over a TJs) but TJ's isn't interested. Since I'm liiving in "bizarroworld," explain to me why they aren't interested in opening a store there.

Another retail project announced for EAV:

A Crowdsourced, $250K Renovation For East Atlanta Village?! - Breaking News - Curbed Atlanta

Glenwood Avenue Retail | CrowdVested

This one is an overhaul of 6 store-fronts (25,000 sq ft) of existing retail.

Quote:
The project is the corner of Gresham and Glenwood. 25,000 s.f. of retail 150 feet from the center of the Glenwood Flat Shoals intersection. The project is currently leased to two long term tenants, MSR and The Glenwood. Previosly owned by Jeff Notrica, the remainder of the proprty is in poor physical condition and vacant. Paces plans to renovate and improve the vacant space, demolish a small building to create approximately 30 parking spaces, and lease the project to a mix of restaurant and retail tenants.

East Atlanta Village, and specifically the retail that comprises the commercial core, has historically been owned by two landlords who do not maintain their properties. Thus there is a very high vacancy rate in the properties owned by these two landlords. Our project, previously owned by one of the two, represents a rare opportunity to own half a block of prime retail with true upside potential. Occupancy in projects not owned by banks or the remaining EAV slum lord is 100%.
