Which suburb is generally considered more desirable, and for what reasons?

100% of Cumming is in Forsyth County whereas Suwanee is split between gwinnett and forsyth county. Suwanee Forsyth is pretty much the Lambert HS school cluster. Suwanee Gwinnett clusters Collins High, Peachtree Ridge, and North Gwinnett. Cumming address includes South, West, Central, North Forsyth High Clusters.

In terms of school desirability, I would say Suwanee Forsyth, Cumming, then Suwanee Gwinnett.
In terms of location desirability: I would say Suwanee over Cumming.

The actual city of Suwanee is entirely within Gwinnett County, but part of the 30024 zip code is in Forsyth.

Please name the Cumming Schools that are better than Suwannee Gwinnet schools, as they are not.

Please note that all the Suwanee Gwinnett Schools are excellent schools. As a real estate professional I look at school clusters from a real estate prospective. As schools are strong the demand outpaces the supply, it is natural that the ppsf of the school cluster rises.

The Suwanee Gwinnett Schools include: Peachtree Ridge, Collins High, and North Gwinnett.
The South Forsyth Schools include: Lambert HS, South Forsyth High, and West Forsyth.

The strongest school among the Suwanee Gwinnett High Schools is North Gwinnett High and Collins High. According to www.schooldigger.com, South Forsyth High ranks #8, Lambert #19, and West Fosyth High ranks #20. Collins High ranks #21 and North Gwinnett #23

Two very strong middle schools feed in Lambert and South Forsyth. Riverwatch rank #2 and South Forsyth middle rank #4. N. Gwinnett also has a very strong middle school: North Gwinnett middle that is ranked #5.

From a real estate standpoint, home (ppsf) prices are higher in Lambert & South Forsyth compared to the Gwinnett Suwanee clusters. The property taxes in Forsyth county Is around 0.9% whereas the Gwinnett county taxes are around 1.3%. Hope this information helps.
