We own a home in Paulding County where we used to live. We have had tenants in the house going on three years and they are great!! Despite this, we have been discussing selling our house so that we can buy where we currently live.
We bought our house after the market crashed 5 years ago so I'm thinking we should be ok. Having nice tenants does make the decision hard. They've never been late and have been taking great care of the house.
Before I reach out to our management company I was wondering what does the housing market look like currently in GA? I ask because we live about 4200 miles away.

House is a split level ranch with 4/2 1600 sq ft with 2 car garage sitting in almost an acre in a well established neighborhood (over 20 years). Decent elementary schools and a so so high school.

Seeking advise. Would it be best to sell or keep as rental?

Each neighborhood is unique. But houses in my neighborhood in Canton are flying off the market, under 30 days, close to asking price. Markets OTP are on the upswing and have been for about a year or so. They should continue to do so, unless something catastrophic happens, which no one can predict. But if you list at market price, you should sell quickly.
