I don't see how anyone can expect Summerhill to do better than the Cumberland area. One is an area that has had a ton of exposure and government money dumped in over a 40 year period with nothing to show for it(Summerhill) and the other is an area already booming with jobs and people that is only going to continue to grow.

"already booming with jobs and people" - This describes Summerhill 60 years ago before the stadiums came.
