I rented one of my units just South of downtown and just got another lease signed for Nov 1 and the area is looking up around Pryor Ave and Abernathy. They've been vacant for two years w/ security screens. Since I'm planning on selling them turnkey for investors, it costs a lot opening up something like this that's been vacant for a couple years and had some sub-par stuff in it beforehand.

They go on the market in T-minus a couple weeks. I may end up even turning a small profit since 2010, plus a hell of a lesson in being a landlord in the most adverse conditions, in an area that's been through hell and back and just starting to emerge. Anything else would be easy. Hoorah!
