Well, that's been pretty standard all over the city of Atlanta as well, cq. Some people are trying to change the old ways but it's a slow process.

I'm on your side, cq, but developers, especially retail, tend to stick with the familiar. They will tell you all day long that people want to drive to the store, not walk. And for many of them, having their parking lots out front is a sacred principle.

I don't think you can stick this on Cobb or Agenda 21 in particular. Look at the new West end Walmart or the new projects at Glenwood and Atlantic station.

The Vine City Walmart took over a property, it was not built from scratch. Atlantic Station is a very good example of how to not place cars above people, buy placing parking in underground garage.

The most suburban city on earth. Chicago is mostly single family homes. Huge chunks of New York are too. Etc. Etc. They are all changing fast though. The sunbelt cities most of all due to higher growth.

Sadly, this isn't downtown Smyrna, it's unincorporated Cobb.

I wish Cobb prodded developers to do that the way Smyrna does. However, Smyrna has it in its development guidelines for mixed-use zones. Cobb is too big and diverse to have something that specific.

What doesn't make sense to me is with all the people walking to the Braves game, wouldn't you want to have the stores as close to those walkers as possible? The only thought I have is maybe that "front parking lot" is meant to be more of a service road to Circle 75, in anticipation of excruciating traffic at times.

Ohhh, they are going to be replacing one building at a time as they move tenants of current buildings. Maybe that's part of why they have that specific layout including space between buildings and the road.

Yes, that development is going to take several years as the existing tenants, like the Med Tech college, use their remaining leases. You'll see progress from time to time, but I wouldn't expect Stadium Walk to be finished before late 2016 or early 2017.

That's ALOT of time for changes, amendments, and alterations to current plans.
